A 3% Down Payment Doesn’t Have To Be a Roadblock for Buying a Home

brandinord

Having enough saved for a three percent down payment on a home is often the biggest barrier to home ownership. However, there are lending programs that assist potential home buyers in hurdling that roadblock. One such program will allow you to purchase a home with a down payment as low as one percent. Ian Jouett (NMLS #320263), President of Louvier Mortgage Group, LLC (NMLS #1013945), explains, "A conventional 1% loan program essentially gifts a future homeowner with 2% of the down payment or $4,000 whichever is lower considering the home purchase price." Jouett continues, “This is an excellent opportunity to get first-time buyers into a home.”

How To Attain a 1% Conventional Loan

  • Click on Fannie Mae’s Area Medium Income (AMI) Lookup Tool and type in the address of the home you wish to purchase. https://ami-lookup-tool.fanniemae.com/amilookuptool/

  • Determine what the 80% Area Medium Income is. If your household income meets or exceeds that amount, you can be eligible for the program.

  • Find a reputable broker who offers the 1% Conventional loan program and ask about your options.
